
The Pavilion at Pacific Lakes Village is a purpose-built communal facility forming the social and cultural heart of a growing retirement community in Pāpāmoa. Positioned beside the village lakes, the building occupies a central site designed to connect residents with the surrounding landscape and with each other.

The design was informed by a research-led process that sought to understand the cultural, environmental, and social narratives of the site. Set within a lakeside landscape, the building is carefully positioned and oriented to acknowledge the maunga and Mangatawa Marae, establishing a respectful dialogue with mana whenua. This relationship is expressed spatially through the building’s form, circulation, and framed views, reinforcing relationships between people, whenua, water, and sky.



The Pavilion integrates café and brasserie dining, a lounge bar, performance and event spaces, wellness areas, library, activity rooms and a lakeside terrace. Flexible planning allows the building to support everyday village life as well as large community events.

Alongside recognising Generus Living’s sustainable ethos and aspirations in the design, the project team has remained focused on delivering a facility that sets a new benchmark for contemporary retirement living environments in New Zealand.
